Drilling a borehole is the part of the process that most people picture, but it sits in the middle of a longer sequence. Something has to happen before the rig arrives to decide where to drill, and a good deal has to happen afterwards before you have usable water. This page covers the drilling itself: how the hole is made, what goes into it, why depths vary so much across Pretoria, and what a drilling quote should actually cover.

Borehole drilling is a geological exercise as much as a mechanical one. Two properties on the same street can need very different depths, and neither the drillers nor anyone else can see through rock. What good borehole contractors can do is read the local geology, choose the right method, construct the hole properly, and be straight with you about what is and is not predictable.

What Happens Before the Rig Arrives

Drilling without deciding where to drill is an expensive way to gamble. The steps that come first are:

  1. 1Site assessment. Access for the rig and support vehicle, overhead cables, boundary walls, tree cover, slope, and where the spoil and drilling water will go. A rig is a large truck-mounted machine and cannot reach every corner of every property.
  2. 2Services check. Municipal water, sewer and electrical services, septic tanks, soakaways, French drains, pool backwash lines and irrigation mainlines all need to be located and cleared before a position is confirmed.
  3. 3Siting. A borehole water survey uses geophysical methods to identify the most promising position, and to rule out the least promising ones. It improves the odds. It does not guarantee water.
  4. 4Regulatory position. In the City of Tshwane, a completed borehole should be registered with the City, and the responsibility sits with the property owner rather than the driller. Abstraction beyond reasonable domestic use may require registration or a water use authorisation from the Department of Water and Sanitation under the National Water Act. The position on domestic registration was being actively revised during 2026, so confirm your obligations before drilling. Confirm your position before drilling, not after.
  5. 5Setting the position and clearance. The exact drilling point is pegged, working space is cleared, and the sequence for the day is agreed with whoever is on site.

Pretoria Geology and What It Means for Drilling

Pretoria sits across several very different geological settings, and the setting largely determines the drilling method, the likely depth, the casing requirement and the cost. In broad terms:

Depths across the metro therefore vary widely: holes in the valley shale are often shallower, while quartzite ridge, dolomite and Bushveld Complex ground commonly run considerably deeper. Anyone quoting a fixed depth for your property before drilling is guessing. What an experienced contractor can give you is a realistic expected range based on nearby drilling and the local formation, plus a clear per-metre rate so the cost follows the actual depth.

Drilling Methods

  • Down-the-hole (DTH) percussion hammer drilling. The standard method for hard rock in Pretoria. A compressed-air-driven hammer at the bottom of the drill string breaks the rock while air lifts the cuttings to surface. It is the standard approach in quartzite, dolomite, norite and competent shale, and the returning air and water give a running indication of what is happening below.
  • Mud rotary drilling. Used in unconsolidated or collapsing formations, where drilling fluid holds the hole open. More relevant to sand and deeply weathered material than to hard rock.
  • Combination approaches. It is common to start through soft overburden or weathered material with one setup, install temporary or permanent casing through it, then continue into rock with the hammer.

Typical drilled diameters for domestic and small commercial water boreholes fall in a range that accepts standard casing and a standard submersible pump. Larger diameters are used where higher yields, larger pumps or deeper casing strings are anticipated, which is more common on agricultural and industrial sites.

What Happens During Drilling

  1. 1Set up and level the rig over the pegged position, with the compressor and support vehicle positioned for the run.
  2. 2Drill through the overburden - soil, sand and weathered material - which is usually the least stable part of the hole.
  3. 3Install and seal the upper casing through that unstable zone so the hole does not collapse and so surface water cannot run down the outside of the borehole.
  4. 4Advance into rock, logging the formation from the cuttings returning to surface. This log is a useful record and you should ask for a copy.
  5. 5Note water strikes. When a water-bearing fracture or saturated layer is intersected, the depth and the apparent air-lift flow are recorded.
  6. 6Decide whether to continue. Deeper is not automatically better. Additional depth may add yield, may add nothing, or in some settings may reach poorer quality water. This is a judgement call made on site, and you should be part of it.
  7. 7Complete the hole, install the permanent casing string and any screening, and place a gravel pack where the formation requires one.
  8. 8Develop the borehole by air-lifting until the water runs clear of drilling debris and fine material, which opens up the formation around the hole.
  9. 9Seal and cap. A sanitary seal at the surface and a secure cap keep contamination out of the hole.

An honest note on outcomes. No responsible driller can promise that a borehole will find water, or that it will produce a particular yield. Geophysical siting improves your odds and is worth doing, but it reads indirect signals from the surface. Dry and low-yielding holes do occur in Pretoria, particularly in hard rock. Ask any contractor how a low-yield or dry outcome is treated in their quote before you commit, because that answer varies between companies and it is far better to know upfront.

Casing, Screening and Why Construction Matters

The hole is only half the job. What goes into it determines whether the borehole lasts and whether the water stays clean.

  • Solid casing through soil, sand and weathered zones stops the hole collapsing and isolates shallow, potentially contaminated water from the deeper supply.
  • Screened or slotted casing at the water-bearing interval lets water in while holding back formation material. Slot size should suit the formation, not just whatever is on the truck.
  • Gravel pack in unconsolidated formations filters fine sand out before it reaches the screen, which protects the pump from abrasive wear.
  • Sanitary seal and grout around the upper casing stops surface runoff, irrigation water and stormwater tracking down the outside of the casing into the borehole.
  • A proper headworks and cap, raised above ground level, keeps debris, insects and contaminated surface water out.
  • Casing class and material chosen for depth and formation. Casing that is too light for the depth can deform or collapse, which is expensive to remedy later.

What Happens After Drilling

A completed hole is not yet a water supply. Three distinct things still need to happen, and they answer three different questions:

What a Borehole Drilling Quote Should Cover

Drilling is normally priced per metre, which is the fairest structure for both sides given that depth cannot be known in advance. When you compare quotes, check that each one separates these items rather than presenting a single figure:

  • Mobilisation and site establishment for the rig
  • Drilling rate per metre, and whether the rate changes with depth or formation
  • Casing supply and installation, priced per metre, with the class and diameter stated
  • Screening and gravel pack where the formation requires them
  • Sanitary seal, headworks and capping
  • Borehole development and the time allowed for it
  • The formation log and completion details you will receive
  • How a dry or low-yielding hole is handled
  • What is excluded - testing, pump, electrical work and connection are separate scopes

Published borehole pricing in South Africa varies enormously - different 2026 guides quote per-metre drilling rates for the same province that differ by a factor of three - because depth, geology, access, specification, distance and fuel costs all move the number. Depth in particular is not known until the hole is finished. Figures generally exclude VAT unless noted, and change over time. Only an itemised written quote against your actual site means anything.

How deep does a borehole need to be in Pretoria?

There is no standard depth, because it depends entirely on where the water-bearing formation sits under your property. Boreholes in the valley shale are often shallower, while holes on the quartzite ridges, on the dolomite and in Bushveld Complex ground are frequently deeper because yield depends on intersecting fractures or cavities that may lie well below surface.

This is why drilling is priced per metre rather than as a fixed sum. A contractor familiar with your suburb can give you an expected range based on nearby drilling, but the final depth is determined on site as the hole progresses.

How long does it take to drill a borehole?

The drilling itself is often completed within a day or two on a straightforward domestic site, and the rig is usually on your property for a short, disruptive period rather than a long one. Hard rock, greater depth, difficult access or complications such as unstable ground extend that.

The wider project takes longer than the drilling. Siting happens beforehand, and yield testing, pump installation and connection follow afterwards, each as its own step.

Can you guarantee you will find water?

No, and you should treat any guarantee of water with caution. Geophysical siting identifies the positions most likely to be productive and rules out the least promising ones, which meaningfully improves the odds, but it interprets indirect measurements taken from the surface.

Dry and low-yielding boreholes do happen, particularly in fractured hard rock where everything depends on whether the hole intersects a water-bearing fracture. Ask upfront how each contractor treats a dry or low-yielding outcome in their quote.

Do I need permission to drill a borehole in Pretoria?

Completed boreholes should be registered with the City of Tshwane, and on the dolomitic ground south of the city there may be further requirements before a rig comes on site. Separately, the National Water Act governs how much groundwater you may abstract: reasonable domestic use and small-scale garden use generally fall under Schedule 1, while larger abstraction for commercial, industrial or agricultural purposes may require registration or a water use authorisation from the Department of Water and Sanitation.

Requirements change, and your position depends on your property and intended use, so confirm the current requirements with the City and DWS before drilling rather than afterwards.

Will the rig damage my garden or driveway?

A drilling rig is a heavy truck-mounted machine and needs a working area around the drilling point, plus a route to reach it. Some disturbance to lawn and planting in the immediate working area is realistic to expect, and drilling produces cuttings and water that need somewhere to go.

Discuss access, the working area and reinstatement during the site assessment rather than on the morning of drilling. Where access is genuinely tight, that is something to establish before you commit, not after.

What is the difference between drilling and installation?

Drilling creates and constructs the hole - the borehole itself, its casing, screening and development. Installation is everything that turns that hole into a working water supply: the submersible pump, rising main, cabling, control gear, storage and the connection into your irrigation or building system.

They are usually quoted as separate scopes, and it is normal for yield testing to sit between them, because the test result determines which pump is appropriate. See borehole installation for what that stage involves.

Can a borehole be drilled on a small property?

Often yes, but access is the deciding factor rather than plot size alone. The rig needs a route in and a working area around the drilling point, and the position has to clear existing services, structures, boundary walls and overhead cables.

Small and awkward sites are worth assessing in person before quoting, because the practical constraints - gate widths, overhead branches, slope - matter more than the total area of the property.

How much does borehole drilling cost in Pretoria?

Which borehole service do I actually need?

It depends where you are in the process. If you have no borehole yet, start with a water survey and drilling. If you have a drilled hole but no working supply, you need yield testing followed by installation.

If you have a working system that has stopped, that is repairs. If it still works but delivers less than it used to, that is either servicing or rehabilitation, and re-testing is what tells you which.

What is the difference between a borehole and a wellpoint?

A borehole is drilled to depth, cased, and fitted with a submersible pump inside the hole. A wellpoint is a small pipe driven a few metres into shallow sand, with a surface pump drawing water up by suction.

Wellpoints cost far less and install quickly, but they only work in loose sandy ground with a shallow water table - which is almost absent around Pretoria - they yield modestly, and they are generally limited to garden use. Boreholes work in most geology, yield more and last longer, at considerably higher cost.

Do you work on boreholes drilled by someone else?

Yes. Servicing, repairs, rehabilitation, pump replacement and system upgrades are all routinely carried out on existing boreholes regardless of who drilled them.

What helps most is any paperwork you still have - the original construction details, a yield test report, water analyses or installation records. Where none exists, the starting point is usually measuring current water levels and re-testing, which establishes a baseline to work from.
